What does Blue Skies REI do?
We help former property owners explore potential surplus funds connected to a property tax foreclosure. Our work includes research, record review, documentation support, administrative coordination, and follow-up on accepted matters.
Why did you contact me?
Our research may have identified a possible connection between you and a former property. A letter or call is an invitation to review that possibility, not proof that funds are available or that you are entitled to them.
What are surplus funds or tax overages?
These terms generally describe money that may remain after a property tax foreclosure sale and payment of required obligations. Not every sale creates a surplus, and a potential balance does not establish who is entitled to receive it.
How are you paid?
Our standard arrangement is a 40% contingency fee from funds actually recovered, with 60% going to the claimant. There is no upfront cost. The fee, calculation, payment arrangements, and your share are explained in the written agreement before you engage us. Applicable legal limits control; any required adjustment is reflected in that agreement.
What would that look like in dollars?
For illustration only: if $25,000 is recovered under a 40% agreement, our fee is $10,000 and the claimant receives $15,000. This is an example, not a forecast or confirmation of funds for your property.
Do I pay if nothing is recovered?
No. Under our contingency arrangement, no recovery means no fee. You do not pay an upfront fee to begin.
Do I have to hire your company?
No. Our service is optional. You may pursue any rights independently or seek other assistance. People choose us for the research, organization, and follow-through we provide. You should understand the agreement before deciding.
Are you part of the government or a law firm?
No. Blue Skies REI is an independent private business. We are not a government agency or a law firm and do not provide legal advice. If legal representation is needed, that must be addressed separately before any related work or charges are authorized.
How long does a recovery take?
Timing varies with the records, the parties involved, documentation requirements, and the review process. We cannot promise a payment date or guarantee approval.
What if the former owner has passed away, or there were multiple owners?
Tell us during the initial conversation. These circumstances can affect who may be entitled to funds and what documentation or professional assistance is needed. We review whether the matter fits our service before offering an agreement.
What information should I provide first?
Start with your name, a way to reach you, the former property address, and any reference from our letter. Do not email Social Security numbers, banking information, or identification documents. If further verification is needed, we will discuss an appropriate way to provide it.
Will a conversation commit me to anything?
No. Contacting us or asking questions does not create a service agreement. Any engagement requires a written agreement that you can review before signing.
Want to talk through your situation?
We welcome questions about our service and the proposed terms.
